  • Does your office have an after-hours drop box?

    Yes, We do.
  • Am I required to make my property available to Section 8?

    No, you are not required to make your property available to Section 8, but we encourage our owners to think of Section 8 tenants as a guaranteed tenant where you will always receive rent payments on time. Tenants who go through the Section 8 process will still have to complete the vigorous application process we prepare.
  • Are you licensed?

    Yes, we are licensed Real Estate Agents.
  • Can I reach you after hours?

    We are available 24/7.
  • Can you put the money directly into my account?

    Yes, ACH is the preferred payment method for property owners.
  • Do I get to see the lease or sign it?

    Yes, we use local attorney’s Heist Weiss & Wolk for our lease preparation. You may overlook the lease prior to execution. However, as property managers we require Power of Attorney from owner so we may sign leases, and any forms sent to tenants. We require this because throughout the duration of the lease there are many forms we must send out to tenants to keep up with the high standards of service we pledge- if we did not have Power of Attorney to sign these documents we would constantly be pestering property owners for signatures.
  • Do you sell real estate too?

    Yes, our team also sells real estate.
  • How and when do I get my checks?

    ACH payments will be made by the 10th of the month and will be received by owners no later than the 15th of every month.
  • How is rent collection handled?

    All tenants make rent payments through their online portal as an e-check. Once payments come in they are processed and cleared and then sent out to owners.
  • How long of a lease do you sign?

    We encourage 1 year time-frames for all leases.
  • How much security deposit do you charge the tenant?

    We charge a security deposit equal to one month’s rent.
  • How soon can you start managing my property?

    As soon as you are ready!
  • What type of properties do you manage?

    Single Family homes, Condominiums, duplex’, triplex, fourplex, apartment complexes, buildings, and commercial.
  • What type of reports do I get and how often?

    The owner’s portal will make available an array of different financial reports. By default, each owner will have an owners financial report sent to their email and to their portal detailing the months’ income and any expenses. More detailed reports can be added to the owner’s portal by request.
  • Who holds the tenant security deposit?

    Our company holds the security deposit and all advanced rent in a separate trust account.
